From 2001 to 2007 I was one of the top GUARANTEED BUYOUT real estate agents in the Indianapolis market.  Obviously the housing market collapsed making it very difficult to offer successful guarantees.  

Great news!!!  I am bringing back the GUARANTEED BUYOUT program as the market is showing signs of rebounding.  Homes that are priced attractively and are in 'model home' condition are selling quickly.  I am super optimistic about our real estate market and feel that the market has reached bottom.  Caution still remains due to the distressed shadow inventory (borrowers that are in default but have not been foreclosed on).  

How does the Guarantee work? 

1.  Must be buying a home equal or greater than the sale of your current home

2.  Must work with The Gutting Group to buy that home (doesn't have to be our listing)

3.  Your current home value cannot exceed $225,000

4.  Listing period to be a minimum of 5 months prior to the buyout. 

5.  Seller must pay for inspection prior to listing home.  ($225 - $250)

6.  If offer is received during listing period that nets the seller more than the buyout, seller is obligated to accept offer.

It is well known that spring time is the time to put your house on the market.  Everyone has been couped up throughout the cold Indiana winter, the weather warms up and buyers begin their house hunting.  I do not disagree with this assessment as I have been in the real estate business over the past 12 years.  However, there may be a better time to sell your home, especially this year!  Would you think I am crazy if I said in the middle of winter - FEBRUARY!!!!?????

Let me explain.  Why is Warren Buffett one of the richest men on earth?  One reason is that he has an incredible eye for VALUE.  But just as important is he has a belief to BUY when people are running/selling and SELL when people are greedy/buying.  The basic contrarian theory. 

Relate that to our real estate market now.  If you follow the crowd and decide to put your home on the market in the SPRING, isn't that what everyone else is doing?  Now your home will be in stiff competition with all of your neighbors homes.  Not many people are selling now, so wouldn't that mean you have less competition? Lower supply of homes = greater selling probability.  Of course, there has to be buyer demand.  With the warmer weather we have had this spring, buyer demand is as strong as its ever been. 

New housing starts for 2011 had the worst year on record for single-family home construction. EVER!  This is great news for the resale market.. not a lot of new construction competition.  Did you know that the housing inventory is extremely LOW right now?  In the entire Metropolitan Indianapolis area and surrounding counties there are appx 14,500 homes on the market of which nearly 17% is distressed (bank owned, foreclosure, short sale, etc).  When the market is good (back in 2005-2007), there were between 18000 - 20000 homes on the market.   

Homes that show well and are priced right are selling quickly right now.  The demand is there, interest rates are at stupid low rates.  NOW IS THE TIME TO SELL YOUR HOME.. don't wait until the market inventory(competition) increases in late March and April.
