Comparing 2009 vs 2010, Carmel Indiana residential real estate values are on the increase; however, the number of sales decreased!  The Average home price increased from $299,969 to $323,974, 8% appreciation!!  1265 homes sold in 2009 compared to 1231 in 2010, a 2.7% decrease in # of sales.  The actual sales price when comparing to the list price essentially stayed flat, near 95.5%.
