To prevent your home from languishing on the market, follow some simple tips:
- GET RID OF THE CLUTTER - Take all items off of the shelves and tables Clean out crowded, disorganized closets. If the home looks cramped, potential buyers will wonder if the house is too small for their things.
- HIDE THE FAMILY PHOTOS - Buyers want to picture the house as their home and not somebody else's. So take all photos of the family off the walls and tables and store out of sight.
- CHECK THE SMELL - A great smelling home gives a sense of cleanliness. Try some subtle fresh aromas like a bowl of lemons, fresh flowers, potpourri or candles
- PAINT YOUR WAY TO A DEAL - Painting is an inexpensive way to make your home look clean and fresh. Make the colors warm and inviting. Stick with neutral colors like tan or sage. You want your home to be remembered.
- DON'T LET YOUR LANDSCAPING KILL A SALE - Outdated or extreme styles and high-maintenance features call kill a buyers' interest in your home just as easily as an unkempt lawn or overgrown bushes and trees
- CLEAN UP - Vacuum under the beds and behind the couches. Scrub out stains in the carpet and wash windows inside and out. Patch holes in walls and fix leaky faucets and replace burned out light-bulbs.
- MAKE ROOMS LIGHT AND BRIGHT - If you have a gloomy room, add more lighting or more lamps.
- STAGE YOUR HOME - Use inexpensive props, such as throw blankets and pillows to add punch and color to a room. Put all the toilet lids down. Line up shoes in the closets. Organize the garage and closets. Hide wastebaskets. Play soft music throughout the house to get a buyer tuned into your home Turn on all lights and open the curtains
