	It is well known that spring time is the time to&nbsp;put&nbsp;your house on the market.&nbsp; Everyone has been couped up throughout the cold&nbsp;Indiana winter, the weather warms up and&nbsp;buyers begin their house hunting.&nbsp; I do not disagree with this assessment as I have been in the real estate business over the past 12 years.&nbsp; However,&nbsp;there may be a better time to sell your home, especially this year!&nbsp;&nbsp;Would you think I am crazy if I said in the middle of winter - FEBRUARY!!!!?????</p>
<p>
	Let me explain.&nbsp;&nbsp;Why is Warren&nbsp;Buffett one of the richest men on earth?&nbsp; One reason is that he has&nbsp;an incredible eye for VALUE.&nbsp; But just as important&nbsp;is he has a&nbsp;belief to BUY when&nbsp;people are&nbsp;running/selling and SELL when people are greedy/buying.&nbsp;&nbsp;The basic contrarian theory.&nbsp;</p>
<p>
	Relate that to our real estate market now.&nbsp;&nbsp;If you follow the crowd and decide to put your home on the market in the SPRING, isn&#39;t that what everyone else&nbsp;is doing?&nbsp; Now your home&nbsp;will be in stiff competition with all of your neighbors homes.&nbsp; Not many people are selling now, so wouldn&#39;t that mean you have less&nbsp;competition? Lower supply of homes = greater selling probability.&nbsp; Of course, there has to be&nbsp;buyer demand.&nbsp; With the warmer weather we have had this spring,&nbsp;buyer demand is as strong as its ever been.&nbsp;</p>
<p>
	<span class="goog_qs-tidbit goog_qs-tidbit-0">New housing starts for 2011 had the</span> worst year&nbsp;on record for single-family home construction. EVER!&nbsp;&nbsp;This is great news for the resale market.. not a lot of new construction competition.&nbsp; Did you know that&nbsp;the housing inventory is&nbsp;extremely LOW right now?&nbsp;&nbsp;In the&nbsp;entire Metropolitan&nbsp;Indianapolis area and&nbsp;surrounding counties there are appx 14,500 homes on&nbsp;the market of which nearly 17% is&nbsp;distressed (bank owned, foreclosure, short sale, etc).&nbsp; When the market is good (back in 2005-2007), there&nbsp;were&nbsp;between 18000 - 20000 homes on the market.&nbsp;&nbsp;&nbsp;</p>
<p>
	Homes that show well and are priced right are selling quickly&nbsp;right now.&nbsp;&nbsp;The demand is there, interest rates are at&nbsp;stupid low rates.&nbsp;&nbsp;NOW IS THE TIME TO SELL&nbsp;YOUR HOME.. don&#39;t wait until the market inventory(competition) increases in late March and April.</p>
