Indianapolis Real Estate Market Update - Feb 2025
Yes, Interest rates remain stubbornly high, but buyers are getting the message that rates aren't coming down anytime soon. The expectation from Fannie Mae and the Mortgage Bankers Association are for mortgage rates to slowly decline throughout 2025 with rates reaching the 6.25% to 6.5% range by Q4 of 2025.
With the inventory of homes still remaining low in the Indianapolis market, home prices are continuing to increase. Buyers are beginning to realize that rates aren't going to fall significantly and home prices will continue to increase, so waiting is no longer an option. It is only February and we are already seeing multiple offers on homes, homes selling for more than full price, which is more standard the past few years beginning in the spring months, not late January, early February. Folks... buyers are buying, the Indianapolis real estate market has started hot in 2025.
For Our Sellers: We are helping sellers achieve maximum sale price throughout our aggressive and proactive marketing approach.
For Our Buyers: 1. We are getting buyer offers to stand out so they "win" in those in competing offer situation's. 2. We are matching up buyer's with homes that aren't even on the market so they don't have to compete. 3. We are negotiating interest rate buy downs, reducing our buyer's interest rates by 2% or more.
